MARKET REPORT

Blossom Valley remains a relative-value ownership market, but its two main ZIP benchmarks are moving differently. The 95123 median asking price was about $1.257 million, up 7% year over year, with active inventory down roughly 10%. In 95136, the $1.192 million benchmark was 8% lower while inventory was up more than 21%.

That split reflects meaningful internal differences. Public neighborhood benchmarks ranged from roughly $979,000 in Communications Hill to about $1.60 million in Vista Park. Detached tracts, townhomes, hillside product, transit-adjacent housing, and homes near major retail should not be priced from one blended number.

Buyers still respond to a clean family proposition and an attainable payment, but higher selection in portions of 95136 increases scrutiny of condition, HOA quality, noise, and exact location.
