Cambrian's two principal ZIP benchmarks tell the same broad story: buyers have more choice. Median asking prices were near $1.70 million in 95124 and $1.55 million in 95118, while active inventory was higher than a year earlier in both areas.
The important distinction is pace. The 95124 benchmark reached 43 days on market and its asking price was 13% below a year earlier. In 95118, inventory rose more than 43%, yet the sale-to-list reading remained 102%. Well-positioned homes can still produce strong outcomes even as the average listing takes longer.
Cambrian remains a relative-value market between several higher-cost cities and San Jose neighborhoods. That advantage is durable, but it does not protect an aspirational opening price.
