Evergreen's headline numbers require more interpretation than most neighborhoods. The 95135 ZIP mixes The Villages, conventional family housing, and the Silver Creek luxury tier. Its $849,000 median asking price and $719,000 sold median therefore do not represent a typical Evergreen detached home.
The adjacent 95148 benchmark was materially different: a $1.596 million median asking price, a $1.585 million sold median, 26 days on market, and 102% of list. Inside 95135, public neighborhood benchmarks ranged from roughly $750,000 in The Villages to nearly $2.86 million in Silver Creek.
The correct conclusion is not that one side of Evergreen is stronger. It is that product type, age restrictions, gates, HOA obligations, views, schools, and exact neighborhood must be separated before any market conclusion is useful.
