MARKET REPORT

Almaden Valley entered September with a stable resale pace and a more conservative asking-price benchmark. In 95120, the median asking price was approximately $2.0 million, while the median sold price was $2.195 million. Homes took a median 32 days and sold around asking price overall.

The asking benchmark was 8.6% below a year earlier, but the sold median was 2.1% higher. That divergence points to mix and seller positioning rather than one clean appreciation rate. Almaden's range of tract homes, custom properties, school micro-markets, and hillside settings makes a single ZIP headline especially incomplete.

Demand remains strongest for homes that pair a usable floor plan and lot with clear school, insurance, and systems documentation.

Market Behavior

What Is Moving

Turnkey homes with a complete family proposition. Verified schools, a functional yard, updated systems, and an easy floor plan concentrate demand.

Properties with documented site quality. Buyers reward clear information about drainage, retaining structures, roofs, solar, pools, and insurance.

Homes priced inside their precise submarket. A conventional tract home and a custom hillside property should not share the same pricing logic.

Market Behavior

Where Activity Stalls

Hillside and custom homes with unresolved diligence. Insurance, access, slope, drainage, septic history, and rebuilding considerations can narrow the buyer pool.

Large homes with dated systems. Buyers distinguish cosmetic opportunity from a multi-year capital program.

Pricing from a small set of exceptional sales. Lot usability and school boundary can be more important than proximity alone.

AI Wealth: A Local Reading

Almaden's demand is grounded in space, schools, open-space access, and an established ownership base. Regional technology wealth supports the upper end, but buyer decisions remain unusually property-specific.

AI liquidity may deepen the pool for renovated custom homes, yet it is unlikely to remove underwriting friction for insurance, hillside, or major-project properties.

What Changes Next

Forces to Watch

Almaden Road safety work. San Jose scheduled paving, striping, and protected-bikeway construction for fall 2026, improving corridor safety while creating short-term disruption.

Almaden Lake Park. The 65-acre regional amenity and 2026 playground work reinforce the area's outdoor-lifestyle appeal.

Insurance and resilience. Documentation of defensible space, roof condition, access, drainage, and prior claims will remain part of price and financing conversations.

Six-Month Outlook

Our Base-Case View

Segment Direction Why
Turnkey family homes Firm Clear utility and schools support demand.
Custom luxury Selective Small buyer pool and property-specific underwriting.
Hillside properties Negotiable Insurance and site diligence matter.
Dated large homes Price sensitive Renovation and carrying costs are explicit.

Prediction: Almaden Valley should remain stable but selective through early 2027. Turnkey homes with clean documentation are likely to protect value, while hillside, custom, and renovation-heavy listings will show the widest negotiation ranges and longest timelines.

This outlook is an informed opinion, not a guarantee. Property condition, micro-location, financing, schools, permits, insurance and broader economic conditions can materially change an individual result.

Recommendations

What Matters Now

  • Homeowners: value against the correct school boundary, tract or custom segment, lot utility, and site profile.
  • Homeowners: assemble insurance, roof, drainage, pool, solar, permit, and retaining-system records before selling.
  • Sellers: resolve visible diligence questions before launch and price from close peers, not the highest nearby sale.
  • Sellers: make the lifestyle proposition tangible—usable outdoor space, trail access, privacy, and day-to-day convenience.
  • Buyers: separate cosmetic discount from structural, site, and insurance exposure.
  • Buyers: use longer-marketing custom inventory to negotiate after completing specialized diligence.
