Neighborhood Spotlight: Rose Garden
Some neighborhoods announce themselves quietly, and Rose Garden is one of them. Just west of downtown San Jose, between The Alameda and Highway 880, its level, tree lined streets hold historic homes, cultural landmarks, and one of the most loved public gardens in Silicon Valley. When buyers tell me they want character, walkability, and a central location with a calm residential feel, Rose Garden is a name I bring up early.
The Heart of the Neighborhood
Rose Garden is a historic district made up of smaller areas including Shasta Hanchett Park and Hanchett Park. The architecture is a large part of the draw. You will see Victorian homes dating to the 1860s and 1870s along streets like Magnolia, Hester, and Hedding, alongside Tudor, Spanish Colonial, and Cotswold inspired homes from the 1920s and 1930s. The Alameda, the historic road to Santa Clara once called the Beautiful Way, forms the northeastern edge, with shops, cafes, and restaurants along Park Avenue, Naglee Avenue, and The Alameda itself. Each July 4, the Rose, White and Blue Parade starts near Lincoln High School and moves to The Alameda, followed by a festival.
Outdoors and Lifestyle
The neighborhood takes its name from the San Jose Municipal Rose Garden, a 5.5 acre park at Naglee Avenue and Dana Avenue created in 1927 from a former prune orchard. The city describes it as free to visit, open from 8 a.m. to an hour after sunset, with more than 3,500 plantings and 189 varieties, and blooms at their best from April through November with a peak in May. Lawns, a central fountain, and redwood trees make it a daily walking destination as much as a landmark. A few blocks away, Rosicrucian Park covers nearly a full city block, with the Rosicrucian Egyptian Museum, a planetarium, a peace garden, and a research library. The Rose Garden Branch Library at 1580 Naglee Avenue is another steady anchor.
Schools here are served by San Jose Unified School District. Names buyers ask about include Trace Elementary, Herbert Hoover Middle School, and Lincoln High School, a National Blue Ribbon school, all clustered near the garden. As always, confirm the assigned schools for a specific address before you buy.
The Market
As a Rose Garden realtor, I see a market that trades at a clear premium to San Jose as a whole. In September 2026, Homes.com reported a median sale price of $1,925,000 for Rose Garden, down 5 percent year over year, with homes selling in 34 days on average and about two months of supply, still a seller's market. For context, San Jose overall posted a $1,650,000 median price that same month. Inventory stays low, and well kept period homes on the most sought after streets draw buyers who have been waiting specifically for this neighborhood, so preparation and pricing still matter.
