Drive south on Highway 101 past San Jose and the pace changes in the best way. The hills open up, El Toro rises on the west side, and you arrive in Morgan Hill. I sell homes all over Silicon Valley, and this is the city I point to when someone wants more space, a real downtown, and a commute that still works. About 10 miles south of San Jose, it has kept its own identity as it has grown.
The Heart of Morgan Hill
Downtown along Monterey Road is why so many people fall for this city on a first visit. It is walkable and local, with restaurants, tasting rooms, and small shops near Third Street. The downtown Caltrain station offers weekday commuter service, and Highway 101 runs right through town, so trips north are straightforward.
The Morgan Hill Certified Farmers Market meets every Saturday from 9 a.m. to 1 p.m. at the Caltrain Station parking lot at 17295 Butterfield Blvd, with more than 35 farmers and vendors. In summer, the Friday Night Music Series brings free live music to the Downtown Amphitheatre on Friday nights, running in 2026 from June 12 through August 21. In May, the long running Mushroom Festival celebrates the crop that helped put Morgan Hill on the map. Wine is part of life here too: Guglielmo Winery on East Main Avenue has been making wine in the Santa Clara Valley since 1925.
Outdoors and Lifestyle
Anderson Lake County Park covers more than 4,000 acres around Santa Clara County's largest reservoir. The reservoir is drawn down for the Anderson Dam Seismic Retrofit Project, so boating is paused, but the park and trails remain open. The Coyote Creek Parkway offers a mostly flat, paved trail following Coyote Creek for about 15 miles north toward Coyote Hellyer County Park.
West of town, Coyote Valley Open Space Preserve has the 4 mile Arrowhead Loop Trail with views to Mount Hamilton and Mount Umunhum. East of town, Henry W. Coe State Park is the largest state park in Northern California, with rugged hills and extensive trails.
Schools are served by Morgan Hill Unified School District. Buyers often ask about Live Oak High School, established in 1904, and Ann Sobrato High School. Both were named 2025 AP School Honor Roll schools, Gold and Silver.
The Market
As a Morgan Hill realtor, I see a more balanced market here than in many parts of the north valley. In September 2026, the median sale price was about $1.47 million, with homes selling at about 99.2 percent of asking, according to MLS data. Active listings sat a median of 24 days on market that month. Buyers get time to think, and sellers get a clear signal: price well, prepare well, and your home will move.
That balance, plus variety, is the appeal. You will find condos and townhomes near Cochrane Road, established streets near downtown, and luxury estates with hill views.
