Neighborhood Spotlight: Cambrian Park
Cambrian Park wins you over street by street. Tucked between Willow Glen, Campbell, and Los Gatos in southwest San Jose, it has quiet, tree lined roads, larger lots, and a location close to almost everything in Silicon Valley without feeling in the middle of it. Buyers often name it early when they want space, strong schools, and a calm place to come home to.
The Heart of the Neighborhood
The center has long been Cambrian Park Plaza at Camden Avenue and Union Avenue, with its familiar carousel sign and local shops. The plaza also hosts a Wednesday evening farmers market each year from May through September, running 4:00 to 8:00 PM and operated by Urban Village Farmers' Market. It is out of season as I write this in late October, and it is a tradition I look forward to returning each spring.
That site is also the focus of the proposed Cambrian Village development by Kimco. As currently proposed, the plan includes 305 apartments over retail and restaurant space, a 229 room hotel, assisted living and senior housing, 25 townhomes, 48 single family homes, and about 4 acres of open space. Under the phasing approved by the city on October 2, 2026, homes would come first and the commercial core later, with the 50 on site affordable apartments moving to a later phase that has no construction date set. To be clear: this is a proposed development and its timeline can change, so no phase date should be taken as guaranteed.
Outdoors and Lifestyle
Hogue Park covers about 12.5 acres with courts, playgrounds, and picnic areas. Butcher Park is a favorite for its off leash dog area, with separate sections for larger and smaller dogs. Doerr Park serves the northeastern edge, and the Los Gatos Creek Trail is a short drive away for walking and cycling. The Cambrian Branch Library is another well used anchor.
Schools are a major reason people ask about this area. Depending on the address, homes feed into the Cambrian, Union, and Campbell Union districts. Names that come up often are Bagby Elementary, Farnham Elementary, Steindorf STEAM Magnet School, Price Charter Middle School, Branham High School, and Leigh High School. Because boundaries matter here, I recommend confirming assigned schools for a specific home before you write an offer.
The Market
As a Cambrian Park realtor, I saw a more selective market this fall. In September 2026, the median sale price was $1,800,000, up 2.3 percent from August but down 2.7 percent from a year earlier, according to RE Report data via MLSListings. Thirty homes sold, at 100.7 percent of list price on average, with a median of 25 days on market. With 67 active listings, buyers had more choice than a year ago. For sellers, preparation and accurate pricing matter more now. For buyers, a home in a preferred school boundary still draws competition, but there is more room to be thoughtful.
