Neighborhood Spotlight: Willow Glen

Neighborhood Spotlight
San Jose’s Small-Town Heart

I live in Willow Glen, so I’m a little biased, but ask anyone here and they’ll tell you the same thing: this neighborhood just feels like home the second you arrive.

Tucked into central San Jose (95125), Willow Glen has held onto a small-town soul that’s getting harder to find in Silicon Valley. Tree-lined streets, historic bungalows and Eichlers, front porches people actually sit on. It’s the kind of place where neighbors know each other by name.

Downtown Willow Glen

The heart of it all is Lincoln Avenue, “The Avenue” to locals. I live right here in Willow Glen, and my office is right on Lincoln Avenue, so the Avenue is truly my second home. Boutiques, coffee shops, wine bars, and restaurants line the street, and the calendar stays full: Dancin’ on the Avenue summer concerts, the Founders Day Parade, and the big Halloween trick-or-treating event on Lincoln Avenue that draws families from all over. Come December, the beloved Holiday Trolley rides roll through and the whole Avenue lights up for Christmas. It’s pure magic. Every Saturday morning, the farmers market sets up behind Willow Glen Elementary (9am–1pm). I’ve been, and it’s a great Saturday morning stop.

Outdoors & Lifestyle

The Los Gatos Creek Trail runs along the west side of the neighborhood: miles of paved trail for running, biking, and dog walks. Bramhall Park (locals call it Willow Street Park) hosts youth sports, summer picnics, and the annual Willow Glen 5K.

The Market

Willow Glen is one of San Jose’s most consistently competitive neighborhoods. As of August 2026, the median sale price sits around $1.8M, with homes averaging about two offers and going pending in roughly three weeks. Well-priced homes near the Avenue still move fast. If you’re thinking of selling here, it’s a great moment, and if you’re buying, having a local strategy matters.

Why I Love Living Here
I get to walk to dinner, grab coffee on the Avenue, and hit the farmers market on Saturday mornings. For a busy realtor, coming home to a neighborhood that actually feels like a neighborhood is everything.
