Of all the neighborhoods in San Jose, Evergreen is the one I know in my bones. I was born and raised here, in the southeastern foothills, back when it was still mostly orchards giving way to new subdivisions. Watching it grow into one of San Jose's most sought-after neighborhoods has been one of the great joys of my life. And now, as a realtor, I get to help others put down roots in the same streets where I grew up.
Evergreen's gathering place is Evergreen Village Square, the pedestrian-friendly plaza at Ruby and Classico where five roads meet. There is a park at the center with palm trees that light up at night, a library just steps away, and a wonderful rhythm to daily life: coffee in the morning, dinner in the evening, neighbors stopping to chat in between.
Twice a week, the farmers market fills the square. It runs every Wednesday and Sunday, 9AM to 1PM, year-round, and it is one of my favorite things about this neighborhood. Fresh produce, hot food, and that unmistakable community energy you cannot manufacture. Beyond the square, everyday life is easy here. Groceries, pharmacies, and casual dining cluster along Quimby Road and White Road, so errands never take you far from home.
What I love most about Evergreen is how it holds onto nature. Montgomery Hill Park, Fowler Creek Park (with tennis, pickleball, and bocce courts), and 10-acre Boggini Park give you room to breathe, and the Eastern Foothills rise right at the neighborhood's edge with trails you can reach without a long drive.
The homes here tell a story too. Evergreen is full of Spanish and Mediterranean-style houses, many with tile roofs and courtyards, on streets that feel calm and established. The schools are a major draw here too: Evergreen Valley High School, Quimby Oak Middle School, Matsumoto Elementary, and the Evergreen Elementary School District, with Evergreen Valley College right in the neighborhood as well. My own school days were at Cadwallader Elementary and Silver Creek High School, so this part of town will always feel like home.
Evergreen remains one of San Jose's strongest markets. As of August 2026, the median sale price is around $1.44 million, slightly softer than last year but still running above the San Jose citywide median. Homes are taking about 27 days to sell on average, with just over 40 percent closing above list price. Buyers have a little more breathing room than they did a year ago, but well-priced homes in the best school pockets still draw multiple offers. This is a neighborhood where condition and micro-location truly matter, and I know every pocket of it.
Evergreen raised me, and I still feel it every time I drive up Capitol Expressway toward the foothills. If you are dreaming of calling this neighborhood home, or if you have been here for years and are wondering what your home is worth, I would love to talk.
