Joe has been licensed in the state of California since 1985 and selling real estate on a full-time basis since then. He holds a Broker's license with the state of California. Joe has sold a wide array of real estate over the past twenty-five years; from bungalows to estates, duplexes, triplexes, fourplexes, large apartment buildings, land, condominiums, townhomes, fixer-uppers, Estate properties and REO ("Real Estate Owned"/bank-owned properties).
He acted as the Assistant/Sales Manager from 1997 through 2007 in multiple real estate companies, selling real estate on a full-time basis.
As Assistant Manager Joe helped motivate, train, mentor, assist agents deal with contractual issues, questions and act as the Manager when needed. As Assistant Manager and then Manager, Joe assisted top agents in the office with their problem REO transactions both on the listing and selling side. Joe works on and is very familiar with all "tasks" on REO's through a foreclosure listing service website, Equator (formerly REOtrans): "Cash For Keys" (Move Out Agreements, W-9's, Personal Property Release), BPO's, Monthly Status Reports, determining Occupancy Status, Checklist of Damages, Provide HOA Information, Final & Best forms on multiple offers. Joe also understands and is experienced in: Procedures for reimbursable items that are paid directly to Vendors by Bank of America (Waiver of Lien if over $1,000, W-9, etc), REO Broker Guidelines, setting up utilities, trash-outs, securing properties/re-keys, estimating repairs, managing properties/working with tenants/eviction process/lock-outs, over-seeing the properties until close of escrow, handling emergencies on a moment's notice 24/7, resolving title issues that may come up, interacting with local governmental agencies/resolving code violations/fines, working with former owners in a professional manner, appearing in court, post and stores, negotiating Relocation Assistance, working with HOA's/HOA Management companies. He has a reliable team of Vendors that can assist him in getting properties ready for market when needed and provide repair Estimates. Joe can handle any issues or problems that might (and a lot of times do) arise prior to close of escrow. He understands the importance of getting tasks done before they are due and done right to save the Asset Manager time.
During Joe's career he has sold in excess of $200,000,000 of real estate (over $32,000,000 in REO's in Santa Clara, Santa Cruz, San Mateo and Alameda counties since 2008). He enjoys all the different aspects and unique challenges of the REO business. Joe prides himself on his proven ability to negotiate contracts, his extensive knowledge of contracts and getting escrows closed in a timely manner. Joe currently lives in Willow Glen with his wife Kimi of 28 years, daughter Milan, Micaela, and their two dogs Tony-Luca and Marco (Goldendoodles).
